As of the end of October 2025, Monterrey's industrial market registered over 200,000 square meters of new construction starts, representing 30% of the national total. This positions it as the market with the highest volume of new projects initiated in the country during the month.

The Ciénega de Flores submarket accounted for 65% of the new construction starts, followed by Apodaca with 20%. Developers such as GP Desarrollos and G Industrial initiated top-tier projects, contributing to the growth of the industrial supply in the market.
With these new projects, total construction in Monterrey exceeds 1.3 million square meters. The city remains the fastest-growing industrial market in the country, accounting for a third of all construction nationwide.

All construction starts were for speculative projects, even though Monterrey has an industrial supply of over 1.1 million square meters, and developers are maintaining a steady pace of expansion.
