Fibra MTY adds 46 industrial buildings to its portfolio

The Mexican Fibra Mty, successfully carried out on Wednesday the purchase and sale operation for the entire “Zeus” industrial portfolio, made up of 46 industrial buildings located in 11 states of the Mexican Republic. The transformational transaction will increase the resiliency and diversification of the portfolio.

Fibra has a total gross rentable area (“GLA”) of approximately 820,000 square meters, as well as a land reserve with a total area of approximately 882,000 square meters, for a total purchase price of US$662 million. plus VAT and taxes, closing costs and expenses.

The company added that it has an occupancy to date, in its stabilized component, of 99.2% with respect to the ABR, and will generate an income in dollars of approximately 92.0% of its rents.

The remaining term of income-weighted leases (“WALT”) is expected to increase from 4.5 years reported at the end of 2022 to approximately 5.5 years, with a substantial improvement in predictability and long-term visibility in future cash flow generation.

The evaluation of options for the generation of additional cash flow in this reserve includes expansions for existing tenants and/or the divestment of land for development under the terms permitted by the Income Tax Law.

Fibra Mty has established the commitment during the last years to continue participating actively in the Mexican industrial market, motivated particularly by the regionalization of supply chains at a global level, which will continue to be the main trend within the portfolio of this trust.

The transaction will increase income from rentals in industrial properties from 50.4% reported at the end of 2022, to just over 72.0% once the "Zeus" portfolio is integrated.

This operation will allow Fibra Mty to increase the GLA of the investment property portfolio from 818,864 m2 reported at the end of 2022 to more than 1,640,000 m2 approximately, a growth of more than 100%, going from 60 buildings to a total of 106.
