Northern markets group 67% of the demand for space in Mexico

At the end of October, the Solili portal mentioned that the border cities and northern Mexico concentrated 67% of the country's demand, due to the strong impulse obtained from the implementation of the T-MEC, the increase in logistics and the reactivation in the manufacturing area.

At the end of the month, national demand reflected 391,000 square meters, led by Tijuana with 108 thousand square meters in the midst of a downwardly adjusted vacancy.

Likewise, the state has an increasing rental price despite the construction impulse that exceeds more than 500,000 square meters.

On the other hand, Monterrey occupies the second place with 61 thousand square meters, at the same time that it maintains the leadership in accumulated gross demand with 981 thousand square meters. This figure represents a total of 20% at the national level, while Mexico City obtained third place with 55 thousand square meters.

On the other hand, Querétaro with 40 thousand m² and Ciudad Juárez with 34 thousand m² occupy the fourth and fifth position at the national level. The state belonging to the bajío, maintained the rhythm in demand in the previous months, with which it managed to capitalize logistics investments driven by BTS projects.

While in Ciudad Juárez, manufacturing, electronics and plastic companies were established, which maintained the market with a vacancy and stable prices. Finally, Mexicali obtained 30 thousand m² of gross absorption during October, ruling out the construction rate of the projects in the order of 4.5% of its current inventory.

The Bajío market managed to accumulate 54% of the total industrial works completed, which together represent 160,000 square meters. Likewise, the states with the highest incorporation of square meters to their inventories were; Querétaro with 38,000, San Luis 

Potosí with 31,000 and Guanajuato with 16,000 square meters.

While Saltillo and Guadalajara finished works for 28 thousand and 22 thousand square meters, respectively. This allowed them to expand the offer of sizes and locations in the entities that have managed to balance their supply and demand.

In the new construction market, Tijuana stood out with 123 thousand m² in new warehouses that boosted demand in the border area. For their part, Monterrey and Querétaro started new constructions that represent 64 thousand m² and 38 thousand m² respectively, however, they maintain the challenge of increasing private investments.

At the national level, the vacancy of industrial spaces reached 17%, registering a vacancy of 14 thousand m² in Mexico City. These figures represent high mobility on the part of companies seeking to improve their facilities and the location in which they are located.

The T-MEC will continue to represent an engine in the growth of the industrial sector in Mexico, as well as in the performance of the economies that are part of the agreement.

Another force that will have a high impact on the industrial market will be the management and adoption of environmental, social and corporate governance standards. This regulation will provide advantages to those companies that satisfactorily comply with the established processes.
