Northern border markets capitalize on the country's industrial demand

The industrial markets of the north generated a historical commercial, industrial and merchandise transit activity. This generated that they capitalized the country's industrial demand by grouping 57% of the total figure.

In this sense, Monterrey managed to concentrate 27% of the national gross demand for the first quarter of 2022 (1Q2022). On the other hand, the predominance of gross demand is concentrated in class A buildings and BTS projects that make up 70% of the registered demand.

In this context, Tijuana y Tecate reported availability figures better than 1.0%, while Chihuahua y Saltillo reported the highest vacancy, with 4.8% and 3.7% at the end of 1Q2022.

The growing demand from the northern markets is due to the fact that they have managed to concentrate foreign investment, transferring to Mexican territory production that was previously developed in China, Vietnam and Malaysia as investment points.

This generated a detonation of industrial constructions where more than 2 million 500 thousand m² were built at the end of 1Q2022.

This activity will face the increase in manufacturing and logistics demand from the border regions, where Monterrey encompasses half of the new constructions.

As an example, in Escobedo, Nuevo León, the American toy factory Mattel invested 50 million dollars for its expansion. Now, they are in the area with an occupation of 200 thousand m², which will position itself as the largest in the world.
