Querétaro's industrial market mobilizes before investments

The attraction of investment projects to the entity encourages the development of the industrial real estate market. Currently there are projects that provide for the expansion of industrial surface in parks already installed, said the secretary of Sustainable Development (Sedesu) of the state, Marco Antonio del Prete Tercero.

According to the state secretary, there are around 5 thousand industrial hectares between developed and to be developed in the entity; Meanwhile, he estimated that the occupation in industrial zones could be around 90% approximately.

Among the projects to be developed in the state are from expansions of industrial zones to reconfiguration of spaces, to transform warehouses into production spaces or to carry out logistics operations.

“There are some that are extensions, that reconfigure their warehouses, instead of being warehouses they are for the logistics or production industry, but there is still an appetite for investment in the state,” he commented.

Marco Antonio del Prete Tercero estimated that there has been a low level of vacancy in the industrial real estate market, after the effects of the Covid-19 pandemic.

However, he said, it is expected that the greatest impact will be concentrated in the office market, after having transitioned to the work-from-home modality, as a result of the pandemic.

During the first quarter of the year, the industrial real estate market in Querétaro stood out within the Bajío region, where demand has been driven by the requirements of custom spaces, according to studies by the Solili real estate platform.

This is the demand generated by large companies that require space for their manufacturing processes, although the leasing of speculative properties is still below the rate recorded in previous years, the Solili platform said.

In the state, the Secretariat of Sustainable Development of Querétaro has a record of 67 parks and authorized industrial zones: 34.3% in El Marqués, followed by the municipality of Querétaro with 31.3%, Colón with 13.4% and the remaining 20.9% is located in the municipalities from San Juan del Río, Pedro Escobedo, Corregidora, Huimilpan and Cadereyta.
