During 2025, Monterrey's corporate market experienced significant expansion, with the addition of more than 40,000 square meters of new office space. This growth reflects increased dynamism in the development of corporate projects and reaffirms the city's position as a major center of business activity.

Of the total new space added, approximately 35% was concentrated in the Ricardo Margain–Gómez Morin corridor, driven primarily by the completion of the Banbajio Tower. The Santa María submarket accounted for about 25% of the expansion, thanks to the completion of the Sikara project, while the remaining percentage was distributed across other corridors and areas of the city.
Meanwhile, construction activity remained strong throughout 2025 with the start of two new office projects: Vía Zócalo, which began construction in the city center, with 4,000 square meters of office space; and Calzada Sur, south of Monterrey, where the groundbreaking ceremony was held for its 3,600-meter corporate section.

Looking ahead to 2026, the outlook for the Monterrey office market remains positive. The start of strategic mixed-use projects incorporating corporate spaces is anticipated, including Sultana, Arevo, Torre Solaro, and Torre Célica. These developments will contribute to strengthening and diversifying the office supply, consolidating the attractiveness and competitiveness of the local corporate market.
