Better outlook in 3Q2021 for the Querétaro office market

Multiple international companies have shown interest in the State of Querétaro, so new investments could be expected that will positively impact the different markets.

With this, it is estimated that the corporate real estate sector will present greater fluidity at the end of the year and even extend into early 2022.

According to reports from Solili, the Class A office market in Querétaro began the second half of 2021 with just over 4 thousand square meters of gross absorption. Likewise, there was a positive value in net absorption with 34 thousand m², which represents double that reported in the previous quarter.

In the same way, the rental of spaces predominated in the market with an average surface area of 300 m², where the Juriquilla submarket obtained a greater volume during September with 740 square meters.

For its part, the general market presented the maximum number of square meters absorbed during the month of July, which reflects 61% of the total in the quarter. In terms of maximums, the Central South submarket stood out with 487 m², which resulted in 43% of the total in the City.

Office spaces continue with a vacancy close to 1,100 m², which, compared to the same quarter of 2020, shows a decrease of almost 50 percent.

Throughout the quarter, work was completed on the corporate building of the Querétaro District complex, which was carried out by the developer Parks and Santander. With the implementation of the project, four office buildings are expected, among which the one that will house Santander staff stands out.

The building has a surface area of 32 thousand m² and is located in the 5 de Febrero submarket, where some of the most innovative complexes in the city are located.

Among the developments expected in the city, the Volé mixed-use complex will add 9,000 m² to the inventory.

In this market, a panorama is contemplated that reflects positive numbers in terms of net absorption.
