Half a hundred industrial buildings advance construction in Monterrey

At the end of August 2022 and in global terms, Monterrey registered about 50 industrial buildings under construction, according to Solili.

According to the real estate platform, these developments are advancing in various phases of work, from earthworks, infrastructure, structure, to finishes. The space they represent together exceeds one million three hundred thousand square meters.

These industrial development indices confirm the strong dynamism that exists in the capital of Nuevo León. Thanks to its location close to the border with the United States, it is one of the winning cities in the nearshoring trend. Only between July and August 2022, Solili indicated, Monterrey saw the start of more than 160 thousand square meters of new industrial buildings.

Among the companies developing industrial buildings in Monterrey, Solili highlighted that Finsa, Vesta and Atecno took the lead so far in the third quarter of the year.

On the other hand, it was found that of the number of buildings that started work between July and August, the firms opted for speculative construction; while a single Built to Suit project groups 40% of the newly incorporated spaces.

As for net profitable areas, the sizes range from 10 to 65 thousand square meters, reinforcing the trend that shows that a third of the projects that are built are between 10 and 20 thousand square meters.

As has been observed, Monterrey is one of the most attractive markets for the establishment of companies. Even with the water crisis that it is going through, the arrival of private investment continues.

Navistar, for example, announced that it will start producing electric trucks from its plant located in the municipality of Escobedo, estimating an investment of 39 million dollars (mdd).

Likewise, Lingong Machinery Group announced the start of construction of one of its industrial buildings in Nuevo León, the investment is around 140 million dollars.

In the food industry, the Hershey chocolate company also signs up with the expansion of its facilities in Escobedo, where it will allocate 90 million dollars.

The Mexican Cuprum is another company that has decided to bet on the entity and intends to invest 100 million dollars to build three aluminum extrusion plants.

"These initiatives reinforce Monterrey as the most diversified industrial warehouse market, where the greatest competition is generated from developers seeking to provide spaces for companies that want to expand or that choose the state as their headquarters in Mexico," Solili concluded.
