More than half of the vacant industrial buildings in Querétaro exceed 10,000 m2

The industrial market of Querétaro managed to occupy the fourth position in 2022 in terms of gross industrial demand, which exceeded 666 thousand square meters, 86% above that registered in the previous year.

This demand had a determining component of speculative spaces that managed to represent almost 70% of the annual total. This behavior has allowed vacancy to stop its decline and reach 3.3% at the end of January 2023.

If a tenant or marketer is currently looking for an industrial space on the Solili platform in Querétaro, the options range from 400 square meters to complete warehouses of 36.2 thousand square meters. Of the total available, a dozen warehouses exceed 10,000 square meters and account for more than 60% of the current availability.

This data becomes relevant since almost 70% of the surfaces that were demanded in 2022 exceeded 10,000 square meters.

This important market in the Mexican lowlands has been increasing its rental prices since the end of 2021, reaching the amount of $4.7 dollars per monthly square meter in January 2023, which represents an annual increase of almost 21%.

Recently, the Secretariat for Sustainable Development indicated that the real estate sector reported 9.6% of the total GDP in the entity, with more than 37 billion pesos within the Gross Domestic Product of 2021. This figure reflects the impact that the sector will generate both in investment and employment.

The large data centers and the headquarters of logistics and light manufacturing companies that will be installed in Querétaro reached negotiations with developers who, under the made-to-measure format, manage to advance with the particular requirements of each of these operations.

During the month of January 2023, nearly 22,000 square meters of new industrial buildings began, while twice as many surfaces completed their construction and went on to make up inventories in this market.

At present, Querétaro continues to be one of the markets with the greatest growth potential within the Mexican market, mainly favored by the strong demand from the northern region that cannot be fully met.
