The reconversion of offices to homes continues
Grupo En Concreto | November 03, 2022 |

The young people of the current generations prefer to rent a space than to buy or acquire a house or apartment, which is why co-livings, rentals or used houses are in the sights of this sector, and with this there is a trend to convert offices into apartments livable, said Ilan Eskenazi Saed, chief financial officer of ION.

For the architect, Jimena Peña Uribe, it is necessary to rethink the construction model, because there is no urban planning and if many homeless people live in Spain, the Mexican architect comments that the trend in Europe is that "there are companies that are dedicated to dismantle old buildings, reuse the materials that can be used and that is where the economic future of construction goes”, he stated.

The director of ION pointed out that in Mexico "we are in its infancy in that concept" but it can be solved, abandoned houses or conversions can occur and affirmed that the government of Mexico City is making efforts to grant special permits "to reconvert a building of office in housing that is what is missing in the city”.

"Developers must seek more capital because the buildings where the offices are located are the best in the city, which means that there is potential for conversion from building to housing."

The architect and the director of ION agree that in the new generations when it comes to acquiring a property or living in it, they take into account that this construction is the most sustainable possible and in harmony with nature and it will be those projects in which the current generations they are investing if they choose to rent or buy a home.

In March 2022, the government of Mexico City published the modification to the Guidelines for the Reconversion of Offices to Housing in Mexico City.
