The new CEDIS and their role in post-pandemic demand
Inmobiliare | June 14, 2022 |

In 2020, the arrival of the pandemic brought with it significant effects on global economies and the way in which companies, mainly small ones, distributed their products or services; challenges that allowed us to visualize growth opportunities in sales through e-commerce.

The consumption habits of customers changed, migrating mostly to the purchase of products online. “Electronic commerce is here to stay. Although it was a growing model in previous years, it is a reality that the Covid-19 pandemic caused a breaking point in the consumption of people around the world,” says Arturo Bañuelos, Executive Director of Projects and Developments at JLL Mexico. .

This phenomenon caused more than half of the companies to make changes in their general operations, especially in the way of transporting their products. Which involved changes in logistics, with the challenge of finding a balance between cost savings, compliance and logistics to move the product.

This ended up reaffirming the need to invest in distribution centers (CEDIs) closer to large cities, which would allow savings in logistics and transportation costs. Previously, most of these centers were in Mexico City, and to date in cities and areas such as Guadalajara, Monterrey and the Bajío they are in the sights of companies.

In terms of space, in the CEDIs it must be considered that the operational part is aligned with the construction part, factors such as platforms, distribution, height, columns and capacity are an important part of the planning stage of the activities carried out by the discipline of Project Management or Project Management.

Another point to consider in the configuration of these spaces is their flexibility, which allows the CEDIs to transform, contract, expand or divide spaces according to their own processes.

Although it is true that the pandemic strengthened interest in the reconfiguration of spaces based on health, well-being and sustainability, other demands also arose in the industrial sector, such as facilities or infrastructure that allow the connection of electric vehicle units, which is also part of an increasing operating trend.

Thus, with greater frequency we see how artificial intelligence (AI) and automation have become two factors that are empowering various industries in Mexico.

Finally, this 2022 will highlight the application of the learning that the pandemic has left us, especially in a sector as resilient as the industrial sector and the benefits such as the optimization of resources, the reduction of delivery times, low costs and reduction in waste of materials that contributes the incursion of Project Management to the industrial sector, will be more noticeable and key in the daily operations of this sector.
