Business centers and their evolution after the pandemic
Inmobiliare | March 22, 2023 |

During the period 2018 to the end of 2019, an acceleration is observed in the growth stage of the life cycle of business centers, also known as coworking. These spaces were focused on satisfying the needs of work areas, either in private offices or common sections, in which a company could access at a competitive price with all the facilities adapted to just get to work.

According to different analyzes that had been carried out before the pandemic, the target market was micro, small and even medium-sized companies, given that due to their composition and in some cases, the low budget, they could not rent a traditional office and were looking for spaces work with a complete solution (furniture, services and adaptations).

Given the potential growth that different brands targeting this business model were having, it was projected that the next few years would be similar or could even exceed them. However, the need for confinement due to a pandemic arrived.

It is worth mentioning that one of the advantages for the companies that rent the Business Centers is that the rent could be made through monthly memberships or shorter periods, unlike traditional offices, which caused vacancy to begin to reflect in said spaces.

In Softec, it has been considered to reflect correctly what are the opportunities that the pandemic really gave us. The offices during the pre-pandemic, pandemic and post-pandemic period are considered to have had an impact on their growth slowdown and drops in prices and occupancy, which could possibly give Business Centers an opportunity.

However, Coworkings have great advantages over traditional offices, since some brands offer different offices within the same city, which has given the option of offering different packages to companies for the use of certain spaces. The flexibility of using facilities in other parts of the city has also allowed company employees to reach the closest locations.

It has been considered that at least 60% of the members of the Business Centers are doing a hybrid method of work, so the use of the facilities is being more conscientious and thinking more about the employees of the different companies, which is undoubtedly a beneficial task for the sector in the immediate future.
