The industrial markets that win with the arrival of Tesla in Mexico

In recent weeks, Monterrey, Nuevo León has captured the attention of the world thanks to the announcement of the construction of a Tesla gigafactory, with which an economic spillover and significant job creation around the region is expected.

But the installation of the assembly company will not only have an effect in Monterrey lands, as experts foresee that the benefits will exceed the borders of the state and reach other Mexican industrial markets, with a direct impact on the real estate segment.

The National Auto Parts Industry anticipates the arrival of new suppliers for the production of automobile components, which means an investment opportunity of 15,000 million dollars for the coming years in various regions of the country.

Currently, some Mexican suppliers that already supply Tesla are located in Nuevo León, Coahuila, San Luis Potosí, Aguascalientes, the State of Mexico and Chihuahua, which means that they are in a position to receive immediate benefits from the arrival of the assembly company in the country. .

Claudia Esteves, general director of the Mexican Association of Industrial Parks (AMPIP), stressed that it is necessary to attend to various key items to guarantee the installation of new companies, such as the supply of water and energy.

Even though the infrastructure for these services is challenging to build, developers are continuing to take advantage of the current demand. Esteves mentioned that 47 industrial park projects have been detected in the country, which represent an investment of 1.8 billion dollars.

Naturally, the first market favored by Tesla's investment is Monterrey. This region has an institutional industrial market that managed to lead the gross demand (occupations) at the national level during 2022.

Demand for industrial space is expected to increase not only in the Santa Catarina corridor, but also in those further north, such as Apodaca, Escobedo, Salinas Victoria and Ciénega de Flores.

Monterrey is followed by Saltillo, Coahuila, a city 47 kilometers away from what will be the future Tesla plant. The estimated transfer time between both points varies between 40 minutes and 2 hours, depending on the traffic difficulties that the road presents. However, this market occupied the third position of the accumulated gross national demand of 2022.

Currently, there is an availability of at least 25 industrial buildings with sizes ranging from 800 to 18,600 square meters. Around a dozen of these spaces are located on the Ramos Arizpe submarket, the one that would be closest to the new electric car factory.

However, in the Bajío region, both San Luis Potosí and Aguascalientes have the experience of being states with an automotive vocation, where two other automakers such as BMW and Nissan had already announced expansion of their operations by 2023, with investments of 866 million and 700 million dollars, respectively.

According to Solili, these two markets have the highest vacancies nationwide, San Luis Potosí with 4.9% and Aguascalientes with 3.7%, if one takes into account that in other markets, especially in the north of the country, the availability is less than 1 percent.

Finally, a natural competitor in the industrial real estate sector is Mexico City. This was demonstrated by the strong competition that was generated with Monterrey for the location of the first Tesla plant.

"It is not ruled out that in the future the assembly company will install an auto parts plant to the southeast of the country's capital," warned Solili.

It is a reality that vacancy in the Mexican capital is at historical lows, however, industrial developers have accelerated the construction of spaces, being one of the most active markets in construction. At the end of November 2022, there were 638,000 square meters of industrial buildings under construction in the region.
