León-Silao is the most requested corridor in Guanajuato by manufacturing and logistics companies

Between January and April 2022, Guanajuato leads the way in terms of gross industrial demand, exceeding 270 thousand square meters. Only in the first quarter of the year the gross demand was four times higher than that registered in the same period of the previous year.

For this reason, we were able to observe a significant decrease in vacancy, which went from 9% in March 2021 to 6.6% in March 2022. During the first quarter of the year, demand was driven by the automotive and logistics sectors, mainly due to company expansions. .

A single operation that just started construction in 1Q 2022 for 113 thousand square meters on the San Miguel de Allende - San José Iturbide submarket and that enters the inventory occupied represents 55% of the gross demand for the period.

Now, if we focus on the number of operations, the Silao-León submarket, where more than half of the entity's inventory is located, has been the one that companies have demanded the most. During 1Q 2022, operations were registered for 47 thousand square meters.

In Silao-León, construction is progressing at the end of May 2022 about a dozen industrial buildings for a total of 145 thousand square meters, of which only 25 thousand square meters are available in industrial buildings of 5 to 10 thousand square meters. 

The remaining amount corresponds to expansions and BTS operations that largely dominate the constructions with a participation of 83%.

Only announcements of the expansion of Denso, Michelin and Beiersdorf plants, recently covered in the press, concentrate a third of the demand, which indicates the strong dynamism that the Silao-León submarket maintains in the entity.

Silao-León currently has a wide range of sizes from mini warehouses, through industrial warehouses of up to 24.5 thousand square meters, the latter option located on Santa Fe III Puerto Interior.

Towards the end of the second quarter of the year, the entity already accumulated 70 thousand square meters of gross demand and continues to advance with a significant effort by its local authorities to attract investments to the entity, so it can be expected that new investments will land in the remainder of 2022.
