Real estate Fibras in 2022 are on the path to sustainability

For a few years, real estate Fibras (Real Estate Investment Trusts) have been inclined to obtain sustainable certification for their portfolios, a trend that will continue to grow during the year.

According to the organization Architecture 2030, buildings generate almost 40% of annual global emissions of carbon dioxide (CO2), which confirms that the real estate sector is one of those that generates the most polluting activity.

Of those total emissions, construction operations are responsible for 28% annually. While construction materials and building are responsible for an additional 11% per year.

In this context, Fibra Prologis announced that it plans to obtain sustainable certification in 100% of its portfolio by the year 2025, having achieved this recognition to date in 50% of its properties, while 62% of its portfolio already has LED lighting.

Additionally, this year its solar pilot program will start, through which more than 700 participants will be trained with the Prologis' Community WorkForce initiative.

At the same time, another trust such as Fibra Mty also has a sustainable strategy for 2022, as indicated by Jorge Avalos Carpinteyro, general director of the company, when reporting the start of the LEED O+M certification process in 11 buildings in its portfolio.

This distinction is granted by the USGBC (US Green Building Council), which recognizes existing buildings whose operation demonstrates the best practices in favor of sustainability, with high standards in energy performance and low environmental impact.

The properties are located in the Metropolitan Zone of Ciudad de México, Guadalajara, Monterrey, San Luis Potosí y Ciudad Juárez, which together add up to more than 140 thousand square meters. The process is expected to be completed within six to 18 months.

Additionally, at the beginning of this year, Fibra real estate became the first in Mexico to obtain the EDGE Advanced certificate (Excellence in Design for Greater Efficiencies) for its corporate headquarters. Same that is issued by Green Business Certification Inc. (GBCI).

For its part, last month Fibra Uno (FUNO) advanced in its sustainability strategy and consolidated certifications for 33.2% of its office portfolio. Torre Cuarzo, Punta Santa Fe and Torre Mexicana received LEED (Leadership in Energy and Environment Design) Gold level recognition in operation and maintenance.

With the addition of these buildings located in CDMX, it reached one million 100 thousand total certified square meters, of the total of two million square meters as part of the 2020-2030 comprehensive plan for conversion to sustainable standards.

The foregoing confirms the impulse of the real estate Fibras in carrying out the efforts to obtain global certifications in their buildings, which will add value to them in the long term, according to Carlos Gómez, an analyst at Intercam Banco.
