The inventory of the industrial market of Ciudad Juárez ranks fourth nationally, only below Mexico City, Monterrey and Tijuana. It is characterized by an equitable distribution over its territory on the Southeast, North, South, Southwest, West and Center submarkets.

Southeast is the corridor with the highest concentration of industrial buildings at present, with 28% of the total inventory, but it does not differ in quantity in a marked way with the rest of the submarkets.

However, at the end of Q3 2022, it is the southern corridor of this border market that assumes the leading role, both due to the concentration of the works being built and due to the agglutination of demand.

Between January and September 2022, 44% of the gross demand has been concentrated in the South corridor and the same is true of the 373,000 square meters of buildings that are advancing in various degrees of execution in Ciudad Juárez, where this corridor groups just over 228 thousand square meters of net areas, which would represent 61% of the industrial projects currently underway.

Similarly, 79% of the new supply in Ciudad Juárez is also concentrated on the South submarket. Let us take into account that towards the east and south of the city is where new residential developments have been concentrated, which allows a natural development to be generated to provide labor to these new industrial parks.

The industrial gross demand of the 3Q 2022 has been concentrated in sizes ranging from 4.6 to 29.8 thousand square meters made up of almost half a dozen transactions.

and was driven by manufacturing, logistics, and food and beverage companies.

On the side of the works that are currently being built, the warehouses range from the minimum size of 6,000 square meters to the maximum area that exceeds 43,000 square meters, a work that is located on the southeast corridor of the city.

The vacancy at the end of October reported 0.2% and it is projected that this percentage could increase slowly once the speculative projects that are advancing in the entity are completed.

Likewise, the average rental price of $5.8 dollars per square meter per month reflects the annual increase of 12.5% and is in the range of rental prices in markets such as Mexico City, Tijuana and Mexicali.
