The Bajío region has the highest vacancy rate nationwide

The Bajío region is made up of the states of Querétaro, Guanajuato, San Luis Potosí and Aguascalientes; At the end of the first quarter of the year, they concentrated 19.1% of the country's industrial inventory.

Guanajuato has been the industrial city with the most vacancies nationwide, reporting 9.1% in Q1 2021 according to Solili, in part due to the manufacturing vocation, mainly automotive, which has been affected by various factors such as the economic consequences of the pandemic and the decrease in demand for this type of durable goods.

On the other hand, Aguascalientes shows a relatively low vacancy of 3.1% if compared to the national average of 5.1% and this is due to the gross absorption that during 2021 showed signs of recovery in the city, due to the fact that an important development was incorporated to existing inventory fully occupied.

Querétaro has had a slower recovery considering the large number of industrial parks and the variety of sectors it houses, including aerospace and metalworking. The vacancy at the end of April 2021 was 6.6%, with a slight decrease of 37 basis points with respect to the previous month and part of this recovery is sustained by the logistics projects that underpin the diverse residential, commercial and service endowments in the town.

San Luis Potosí has maintained its vacancy practically stable since the beginning of the year and closes April 2021 with 5.5%, accompanied by an important recovery in its gross demand in April and supported by the increase in the unit lease price, which likewise boosts construction on the market.

The Bajío area as a whole has almost one million vacant square meters, this figure has increased in recent quarters due to the pace of construction in projects that exceeds demand levels.

Despite the strong impact that was reflected in the area during 2020 and the high vacancy rates that are still exhibited in the region, regional and national investors continue to prospect the Bajío as part of their portfolios, due to the integration that exists between clusters and the advantages of its location.
