At the end of February 2026, Guadalajara industrial vacancy rate reached 313,000 square meters, tripling the figure for the same period of the previous year.

This increase in the market's industrial supply is mainly due to Guadalajara's significant increase in industrial construction during 2025, reaching its peak in May, when the figure exceeded 500,000 square meters.
As projects have been completed, a portion of the spaces have been added to the inventory as immediately available, contributing to the increased supply and expanding market options.
On the other hand, new international trade dynamics have contributed to a slowdown in industrial demand, which has decreased by 40% compared to February of last year.

Currently, the market offers a wide and diverse range of spaces, with more than 35 available, at an average price of around $6.86 USD per square meter per month.
