Mérida's expansion drives an increase in office vacancy

At the close of Q2 2025, Mérida's corporate market registered a vacancy rate of 13.4%, reporting an increase in the immediate supply of offices of nearly 11,000 square meters over the course of the last year.

Montejo, the corridor with the highest vacancy, closed June with a 24% vacancy rate, due to the recent opening of Tower Two of the Vía Montejo complex, which added nearly 12,000 square meters of Class A office space to the supply.

The Poniente office submarket, meanwhile, reported a vacancy rate of 17.4%. The Altabrisa submarket, reports less corporate supply, had a vacancy rate of 4.3%.

At the end of the sixth month of 2025, the average office rental price in the Mérida market stood at $19.52 per square meter.

While vacancy levels have certainly risen in the Mérida office market, this increase is due to the expansion of inventory, with the addition of new corporate buildings.
