Guanajuato's industrial market has continued its growth phase in recent months. Construction began on 48,000 square meters in April 2025, making it the only market in Bajío to report new construction starts during the month.

The new projects range in size from 14,000 square meters to 34,000 square meters. 71% are Build-to-Suit construction, while 29% are speculative.

The construction that has begun is mainly taking place in the industrial parks: the San Miguel de Allende II Industrial Park and the Santa Fe Puerto Interior.

Currently, more than 800,000 square meters of industrial buildings are under construction in the Bajío region. 50% of the developments in progress are located in the Querétaro industrial market, followed by the Guanajuato market with 28% of the total.

Guanajuato continues to be a market distinguished by foreign and domestic investment, a sector that, despite new international trade barriers, continues to maintain a steady pace of industrial development in the area.
