The decline in industrial vacancy in Guanajuato begins

Guanajuato surprises favorably by starting 2022 with a significant boost in net industrial demand, which includes vacant spaces, registering just over 77 thousand square meters.

This figure is similar to that registered in the same period of 2020, where the dynamics of the pre-pandemic period were still coming, but during 2021 it had dropped to 45 thousand square meters.

This entity in the shoal has historically been influenced by the automotive industry, which was one of the most affected during the initial period of confinement. These ups and downs of the gross and net demand registered important variations in the vacancy.

Guanajuato and San Luis Potosí were the markets at the national level that registered the highest percentage vacancies with respect to their inventories during March 2021, registering 9.07% and 5.50%, respectively.

Between March 2022 and March 2021, vacancy in Guanajuato fell by two and a half percentage points to 6.64% at the end of the first quarter of the year, a figure that was slightly adjusted upwards in April 2022 when it closed at 7%.

This decrease in vacancy is highly correlated with the sustained increase in net industrial demand, while the unit price has been maintained with very slight variations to close in April 2022 with $4.11 dollars per square meter per month.

In absolute terms, the vacancy at the end of 1Q 2022 is 370 thousand square meters, only surpassed by Mexico City, which has 480 thousand square meters available.

The demand for Guanajuato so far in 2022 has been driven by the automotive and logistics sector, which has motivated a greater movement of construction activity that has been inclined by more than 80% to custom-made projects with the rest focused on projects. speculative.

The logistics sector is not far behind with examples such as the signing of an agreement between the Coordinator for the Promotion of Foreign Trade of Guanajuato (COFOCE) and the Alibaba platform, an initiative that together with after promoting electronic commerce in this entity of the bajío.
