
During the first quarter of the year, rental prices in the industrial market in Monterrey ranged between five and seven dollars per month per square meter, market specialists said.

"Industrial average rent in Tijuana, Ciudad de México, Ciudad Juárez, Mexicali and Monterrey was around between five and seven dollars per square meter in the first quarter of the year," said the consultancy Solili.
Sergio Reséndez, director of Colliers Monterrey, said that “at the end of the first quarter of the year, the weighted average of the starting prices for rent was 5.66 dollars per m² per month. For class A warehouses it was 5.79 dollars per m² and 5.21 dollars per m² per month in class B”.

He explained that the price range goes from 3.44 to 7.25 dollars per m² per month in class B warehouses, while for class A warehouses they range between 4.74 and 7.94 dollars per m² depending on the submarket in question.
"The remainder of the year looks promising given the industrial investments that evaluate Mexico as an ideal destination, either for new companies or expansion of existing ones, due to distance and cost advantages," added Solili.
