Industrial impulse recorded by Querétaro, Guanajuato and Guadalajara

Guanajuato has been strengthened as a logistics hub where technology storage, analysis and data center companies have strengthened their presence, while in Querétaro and Guadalajara micro-parks have increased.

Various media have covered investment announcements by companies from different sectors in states such as Querétaro, Guanajuato, Aguascalientes and the State of Mexico, just to mention a few, which demonstrates the attractiveness of Mexico and the opportunities that exist in the national industrial market, mainly in the Bajío .

This region, made up of  Aguas­ca­lien­tes, Ja­lis­co, Gua­na­jua­to, Que­ré­ta­ro, San Luis Po­to­sí, Michoacán and Zacatecas, maintains conditions that enable the development of the sector with growth in key sectors such as the automotive, metalworking and manufacturing sectors, despite adverse macroeconomic conditions. post-pandemic.

Querétaro stands out for three aspects in its industrial market: an increase in surface area under BTS and speculative construction, a decrease in the availability rate and slight increases in starting prices, according to Fernando Lara, an analyst at the Newmark Market Research division, at the end of 2Q 2022.

Technological companies related to the storage, analysis and distribution of information (data centers) have strengthened their presence in the entity while the Querétaro government announced the creation of the State Energy Agency to face the increase in energy demand.

The BTS projects have managed to meet the arrival of highly specialized productive companies that choose the state for its compatible economic integration.

In the case of Guanajuato, the automotive and e-commerce sectors continue to inaugurate plants, directing new construction mainly towards BTS projects. Cases such as Le Beliér and Amazon presented new plants in the León and San Miguel de Allende corridors.

The strengthening of the automotive sector indicates strategic conditions for location and integration into value chains. While e-commerce companies see Guanajuato as the new logistics hub, where the new plant will have delivery areas of influence over Querétaro, Michoacán, San Luis Potosí and Aguascalientes.

Other sectors such as agro-industrial, aeronautical-aerospace, automotive, information technology and leather-footwear have strengthened their presence in the state, said Abraham Fernández, director for the industrial sector at Newmark.

Finally, the Industrial Zone of Guadalajara has presented a boom not only in the demand for industrial spaces in general, but also in business parks or Microparks, a trend that, added to the boom in logistics and electronic commerce, has generated that the processes of last mile services become essential today.

Thanks to the high demand for spaces in the Guadalajara Metropolitan Area, as well as the increase in last-mile operations, the conditions became optimal for the reactivation and consolidation of projects along the corridors that make up the Guadalajara industrial market;

Motivated by the high demand for spaces for logistics and e-commerce operations, it is considered that an important part of the buildings under construction will be rented even before the buildings are finished, so it is expected that between the end of 2022 and early 2023 there will be a significant increase in the absorption of industrial spaces in Guadalajara.
