
From the irruption of supply chains during the Covid-19 pandemic, the relocation of companies or nearshoring uncovered a high demand for industrial buildings in Mexico, which could continue for more than six years, according to Deloitte estimates.
According to Luis Lira, leader of the Real Estate Latin America unit of the consulting firm, the main markets on the northern border of the country, from Tijuana to Reynosa, registered a demand of at least 3 million square meters in The last two years.

However, the specialist maintained that the durability of the positive effect of nearshoring in the industrial real estate sector will depend on the relationship between the government and the private sector, since infrastructure is needed for the development of industrial buildings and communities around them.
"It is an effort that must be made jointly. If the effort between public and private is done properly, the effect of nearshoring should last more than six years," said the specialist during the Proptech Latam Summit 2023.
Companies from China, Korea, Germany and, of course, the United States, have found in Mexico the ideal conditions to set up their operations, previously located on the Asian continent.
For Lira, this is a unique opportunity for national economic growth that "may not be repeated in the near future"; but, the lack of infrastructure puts the country at risk of taking advantage of it.
In this sense, he explained that the distribution of public equipment is irregular throughout the Mexican territory, since there are lands suitable for industrial development, but that are not within the public energy network.

Because of this, according to the specialist, markets such as Saltillo, Monterrey, Tijuana, Nogales o Ciudad Juárez are privileged, since they are not only close to the United States, but also have energy, "although not to the extent that we would like." .
"When a company arrives from China, for example, that needs 60 kvass (kilovolt amperes) for its operation and Mexico does not give it to them, it is likely that they will turn to Texas or California. That investment would be at risk of not staying in the country," Lira said.
He added that there have been efforts by the private initiative to generate clean energy with the aim of feeding industrial parks, which is where the efforts are directed.
