Where do the offices go?

In the long term, the corporate typology that will survive the pandemic will first have to adapt, evolve and offer privacy, according to the opinion of Arch. Raúl Juárez of the School of Architecture, Art and Design of the Tecnológico de Monterrey.

We have already seen that the domestic space cannot provide privacy or respect for schedules, and it does not have ample spaces or technological resources, in the vast majority of cases.

Although the domestic space was resilient enough to accept strong programmatic pressures, few homes were actually designed for it.

In the medium-term future, the offices will be an extension of the house in terms of the comfort of the furniture and the warmth of the interior space that will compete with the home.

These spaces will have extras focused on technological infrastructure such as faster internet access, as well as spaces conducive to tranquility, creativity and that promote socialization among colleagues.

Today we have even seen companies willing to hire chefs, nutritionists, trainers, personal coaches, among various services.

Companies will have to evaluate their real space requirements, considering that not all employees will want to return permanently to the office and give some flexibility to choose the site from which they will work.

Therefore, the spaces of the future will be smaller, and it will be necessary to find, from the architectural design, the way to balance productivity, well-being and sustainability.

Solutions are already being explored today from several fronts, one of them being biomimetic design, another front is the investigation of new materials and one more is from real estate re-engineering, between developers and advanced architecture studios.

The design teams are proposing structural flexibility for adaptations of buildings in almost real time, to transform them into long-term housing, short-stay accommodation managed by digital platforms or office spaces, all without changing facades or making large reconversion investments.

In the short term, the story is not the same. The demand for office spaces today has clearly decreased, we are seeing real estate phenomena where new buildings that were designed and built for offices are being converted, even without having been inaugurated, into hybrid buildings or buildings exclusively for housing.

Those of us who have worked with the urban scale know that housing is the wild card of land uses in the city, it is always desirable to have housing to generate healthy cities, so the conversion from offices to housing is a safe bet.

Eventually the time will come when the balance between supply and demand will be found again and exclusive office spaces will return to the market renewed, while that happens it is important for developers to move cautiously these first post-pandemic years so as not to take risks that may jeopardize financial health.

A good mixed-use building is not only a good real estate idea, but they are buildings that nurture the city by offering the diversity of uses that are always desirable.

Now we will have to think about how we design offices and homes so that in this future of uncertainties the burden of new uses can be received without so much pressure on the space and its users.
