Guanajuato and its investment potential for companies and developers

From January to date, the Bajío region has managed to concentrate 823 thousand square meters of gross demand, which represents 17% of the total in Mexico.

The state of Guanajuato, belonging to said zone, totaled a gross absorption of 80,769 square meters during the semester. In Solili's reports, these figures represent a 47% increase over the same period last year.

The entity has been characterized by concentrating the demand for spaces made to measure or BTS. However, during 3Q2021 the spaces occupied were speculative. In the concentration, the areas of Silao-León and Irapuato-Abasolo remained as the corridors with the highest activity.

For their part, speculative projects such as BTS, totaled 277,000 m² under construction during the quarter. This activity is in contrast to the 8% vacancy rate, a figure recorded as the highest at the national level.

On the other hand, Guanajuato has the most dynamic automotive cluster in all of Latin America, since the entity managed to position itself as the first place in investments. This, consequently, to the Automotive Investment report issued by the Automotive Cluster, in which it indicates 12 new investment projects.

As a result of the 2021 Investment Attraction Tour carried out by Europe, the entity made investments for more than 446 million dollars. This is in consequence of the visits made to Switzerland, Italy, France, Austria and Germany.

Likewise, during October, the Kohler company installed one of its most important plants in San Luis de La Paz in Guanajuato. Under this line, during the quarter, 49,910 m² of construction began and the delivery of a property in the Irapuato-Abasolo corridor.

Over the next few months, the construction of the second port in Celaya is expected, which will function as an investment attraction for the Laja-Bajío region. In sum, the Inland Port of Silao, connects 4,000 million dollars in investment with an area of 1,277 hectares, positioning itself as the most dynamic port in Mexico and Latin America.

The second port, conceptualized as intermodal, is expected to have an area of 500 hectares for its construction.

Guanajuato is recognized for exporting 24,000 million dollars, staying below the border zone. What keeps the area facing the challenge of allocating more national resources in order to achieve exponential economic growth.
