Guanajuato was positioned in 2022 as the fourth national market in industrial demand

Guanajuato and Querétaro are the main markets that projected the growth in demand for the shoal in the year that just ended. The gross demand of the shoal went from representing 15% of the national industrial demand in 2021 to 21% at the end of 2022.

During June 2022, this market reached its highest historical level of industrial works in progress, closing the year with 17 industrial properties that group more than 300,000 square meters of which 23% is currently available.

Due to its geographical position, Guanajuato is separated by 170 km of highways and a little more than 2 hours in travel time with San Luis Potosí and Querétaro, it has important advantages to be selected as an operations center in the lowlands, which could play in its favor in 2023.

Also, the distance that separates it from Guadalajara of 3 hours and 220 kilometers by highway gives it the possibility of connecting cargo from the southwest, going through León and from there to the northern border.

Another key element is the government support that both in Querétaro and Guanajuato we saw actively develop in the year that ended, when the main authorities have gone out to seek investments outside of Mexican territory.
