During the first four months of 2026, Guanajuato reported an industrial demand of 160,000 square meters, according to data from Solil. This figure reflects a slowdown compared to the same period in 2025, when the volume of leases was higher.

The year-on-year contraction was 28%, an adjustment related to the international business environment and greater caution on the part of companies when making expansion or start-up decisions.

However, this trend does not necessarily represent a structural weakening of the industrial sector. On the contrary, it shows a stage of greater selectivity in the occupancy of industrial spaces, especially in a context where companies are evaluating costs, location, logistics, and market conditions in greater detail.

The Silao-León submarket was the main driver of industrial demand in Guanajuato during the period of January-April 2026. This area concentrated more than 60,000 square meters, making it the corridor with the highest absorption rate within the state.
