Guanajuato recovers the demand for industrial land

Guanajuato is one of the entities in Mexico that has recovered the level of industrial net demand that existed prior to the pandemic, said the Solili platform through its Director of Market Research Pablo López Gallardo.

Guanajuato and Querétaro are the entities of Bajío that in the first quarter of the year had the highest demand for surface area in industrial buildings, mainly driven by custom-made spaces or BTS.

He explained that there have been requests from large companies looking for spaces for their manufacturing processes. However, according to the real estate portal, the leasing of speculative properties is still below the rate recorded in previous years.

"During the first quarter of the year, Guanajuato reported a gross demand of 208 thousand 247 square meters of industrial surface and Querétaro was 179 thousand 714 square meters"

Pablo López pointed out that according to these indicators, both entities have resumed their levels registered in 2019.

At the national level, in the first quarter of 2022 the good performance of the industrial real estate sector continued and closed March with a demand figure that exceeded 1.8 million square meters.
