Guadalajara reports historic industrial demand in 2021

Guadalajara is the city with the greatest comprehensive development located in the west of the country and which has shown throughout 2021 a year of strong momentum in industrial real estate activity. The industrial, residential and corporate real estate sectors manage to position this important metropolitan area as a benchmark for development at the national level.

We know that a fundamental pillar of the development of a city is the investment that is carried out in terms of infrastructure, and in the case of Guadalajara the improvement of its area facilities has been the guideline in 2021.

As conceptualized in the Guadalajara 2020-2026 Plan, the airport that served 7 municipalities of the entity and 9 states of the Republic had fallen short in the face of successive increases in demand; this was pointed out by Inmobiliare in the event that it organized in August 2021.

Upon completion of the project, the two terminals will complete almost 210 thousand square meters and will have more than 60 boarding rooms, between contact and remote rooms with 195 documentation desks, with a capacity of 75 positions for commercial aircraft and with almost 335 thousand square meters that will allow 10,650 parking spaces.

All these facilities, together with the second new runway estimated to be 3,538 meters long by 45 meters wide, seek to become a model of sustainability coupled with achieving NetZero certification, according to Inmobiliare.

The manufacturing and logistics industry in the west of the country evaluates these investments in infrastructure for air transport very positively, as well as important investments in land routes.

This positive assessment has seen its fruits in the significant historical demand generated in 2021, which will exceed 450 thousand square meters by the end of the year.

If we compare the gross industrial demand in Guadalajara in 2021 with that registered during the years 2020 and 2019, the increase is 22% and 63%, with demands of 278 and 371 thousand square meters, respectively.

In the pearl of Guadalajara, the largest amounts of transactions until November 2021 correspond to the logistics sector where Amazon, The Home Depot, Walmart and Betterware have made important industrial positions, and in the case of the latter company it was located over 60 thousand square meters on the Zapopan Norte submarket.

On the other hand, the constructions continue their progress towards 2022 with 240 thousand square meters of warehouses, concentrated in 94% on the Salto, this being the submarket that has registered the most activity throughout 2021.
