FIBRAs base of the growth of the Mexican real estate market

In Mexico, over the last 11 years, Real Estate Investment Trusts (FIBRAs) have achieved strong growth in the market, as reported in a statement by Simón Galante, President of AMEFIBRA.

Galante highlighted that real estate fibers are in their early stage of achieving their potential with interesting challenges and opportunities on the horizon, which favors investment in specialized portfolios in some sectors, such as industrial, hotel, or mixed-use, which helps to the development of the stock market in Mexico.

The creation of investment assets has allowed small savers, through pension funds or traditional investment funds, to invest in diversified, high-quality and professionally managed real estate.

Other important elements to consider thanks to the development of this type of product is the generation of employment, the attraction of international investment and the payment of dividends, multiplier effects that benefit the entire economy of the country.

At the same time, the focus and the incorporation of sustainability strategies in the FIBRAs, in the last five years, has been a great success within the sector, creating best practices in the market to date.

The fibers provide professional capital to develop and transform buildings so that they are less intrusive on issues of carbon emissions, energy and water consumption.

Additionally, they incorporate circular economy principles that favor the growth of the economy and the demand of different sectors in Mexico.

“What the FIBRAs market lacks is to continue advancing in the adoption of best corporate governance practices and standardization of their reports; This is because investors need clear information and under the best standards for investment decision-making, hence the importance of the work of AMEFIBRA, who advises and unifies these definitions, concepts and metrics”, said Galante.
