Prologis adds 305 thousand m2 of profitable area with an investment of 334 million dollars

Fibra Prologis, the logistics real estate investment trust in Mexico, has allocated an investment of $334 million to the acquisition of 10 properties and one land during 2023.

With this investment, the company seeks to capitalize on the growing demand for industrial warehouses and buildings driven by nearshoring and has resulted in the addition of a total of 3.3 million square feet of gross leasable area, equivalent to 306,580 leasable square meters to its portfolio. current.

The properties are strategically located in real estate markets where the demand for industrial warehouses has experienced a substantial increase due to the installation or relocation of production chains of foreign companies in Mexico.

The cities benefiting from these acquisitions in 2023 include Ciudad Juárez, Chihuahua; Monterrey, Nuevo León; Tijuana Baja California; and Reynosa, Tamaulipas.

Luis Gutierrez, CEO of Prologis México, highlighted the importance of these investments in a statement: "Although acquisitions and development are taking longer than expected, so far this year we have been able to acquire high-quality properties worth 334 million dollars in the most dynamic markets, while we continue to generate value for our investors."

This December 13, Fibra Prologis announced the acquisition of two properties for a total of 120 million dollars, which add up to 1.1 million square feet of industrial space fully leased and with rents in dollars.

Another of the properties acquired was announced on November 21, 2023, it was an industrial park composed of three buildings and a reserve land, located in Monterrey for a total purchase price of $32.7 million, including closing costs. 

The buildings, which comprise 439,000 square feet of industrial space, are fully rented in dollars.

On October 16, it added two Prologis properties located in Ciudad Juárez and Monterrey, for a total purchase price of 106 million dollars. The properties comprise 1,118,649 square feet of industrial space.

Finally, on June 19, it purchased three properties located in Ciudad Juárez, Monterrey y Tijuana for a total of 74.9 million dollars. The properties comprise 651,258 square feet of industrial space.

As of September, the Fibras had a portfolio of 228 properties destined for logistics and manufacturing, with a total gross profitable area of 44.2 million square feet (4.1 million square meters).
