Fibra Prologis acquires industrial real estate in Tijuana for 56.5 million dollars

Fibra Prologis, a logistics and industrial real estate investment trust, reported an investment of US$56.5 million (including closing costs) to acquire two properties in the city of Tijuana, Baja California.

"These properties in Tijuana allow us to continue satisfying a growing demand, in part driven by 'nearshoring', in strategic markets, aligned with our investment strategy and generating added value for our investors," said the CEO of Fibra Prologis in a statement. , Luis Gutierrez.

The properties comprise a total of 535,681 square feet of industrial space, which will be financed with resources obtained from the rights title offer held in September, for close to 8 billion pesos.

"Including this acquisition, we have a total of approximately $120 million invested in the year."

Fibra Prologis previously reported that it estimated to invest around 400 million dollars to acquire properties in the industrial sector, given the opportunity of the so-called "nearshoring", since foreign companies (mainly those that operate in China) are looking to move their operations in Mexico due to the proximity to the United States.

"We had the opportunity to see how interested abroad are in this phenomenon that Mexico has become a manufacturing power and how we are attracting new companies interested in being more productive," said Luis Gutiérrez.

Fibra Prologis has a portfolio of 228 logistics and manufacturing properties located in six industrial markets in Mexico, with a total gross leasable area of 43.4 million square feet or 4.0 million square meters.
