Fibra Plus acquires T-MEC III industrial park

Fibra Plus is estimated to increase its operating income by 45% and its assets 7% as a result of the acquisition of the T-Mec III Industrial Park for an estimated 486 million pesos.

The industrial park, located on the border between Mexico and the United States, has 46,521 square meters of gross profitable area and a capacity to generate an annual net operating income of 51.3 million pesos, Fibra Plus said in a brief statement.

With this operation, this investment trust advances in the strengthening of the operational component of its portfolio, at the same time that it provides an immediate cash flow in dollars, commented the General Director of Fibra Plus, Rodrigo González.

He added that the purchase took place under very attractive conditions and will increase the profitability of its investors and is part of an ambitious expansion plan that has been drawn up for this year, where they will continue to locate opportunities, mainly within the industrial sector.

The T-MEC III industrial park was owned by e-Group, one of the most important real estate groups in Mexico, led by the El-Mann family and which owns and is part of Fibra Uno, the largest investment trust in real estate. roots in Mexico with almost 11 million square meters of profitable area.

As of June, the Fibra Plus portfolio consisted of 16 projects that together add up to 280,339 square meters of gross profitable area.

Fibra Plus is a trust that was born with a focus on developing real estate, basically in the commercial and office sector, although in recent years it has found opportunities to buy assets already in operation.
