Fibra Nova, an investment trust of the industrial and commercial sector, acquired two properties for use by the agribusiness, focused on the export sector, which were valued at 2,000 million pesos.

The properties are located south of the city of Chihuahua and are intended for the production of pecan nuts, making Fibra Nova the first real estate trust to invest in properties in the agri-food sector in Mexico.

With this investment, it has added 1,654 hectares to its real estate portfolio under the Sale & Lease Back modality with a company in the agri-food sector, with a triple net lease contract denominated in dollars for a term of 15 years, with annual increases and a corporate guarantee.

He added that the capitalization obtained with the new issuance of certificates and the acquisition of this property will allow it to improve its debt ratio and leverage.

“Fibra Nova, in line with its strategic plan, continues to invest in properties focused on the export sector in Mexico with contracts in dollars, with high-quality tenants and a diversified portfolio that has allowed the company to collect 100% of its rents during the pandemic. ”The company said in a statement.

In it he adds that he estimates to conclude the first half of the year with a proportion of dollarized income of 56% in all his portfolio and annualized income close to 850 million pesos.

Mexico is the world's leading producer of pecan nuts, and the state of Chihuahua ranks as the largest producer with just over 60% of the national production.

This type of crop has a market for the export sector, since the main consumers of this product worldwide are located in the United States, Canada and Europe.
