Fibra MTY invests 2,000 million pesos in the acquisition of two properties

Fibra MTY, a real estate investment trust for the industrial and office sector, will invest 1,960.7 million pesos to acquire two properties located in the Mexican states of Jalisco and Coahuila, after having closed the negotiation.

The trust that is based in the city of Monterrey, Nuevo León, detailed in a notice to the market that a property corresponds to a class A office complex, located in the municipality of Zapopan, Jalisco, which comprises a gross area profitable area of 43,624 square meters and it is estimated that it will generate an annual net operating income (NOI) of 36.8 million pesos.

The trust recalled that the negotiation to buy this property was temporarily suspended at the end of March last year, due to the outbreak of the COVID-19 pandemic. The agreements were resumed at the beginning of 2021 "under better terms and conditions for the buyer, which reflect the current situation and perspective of the market cycle of the office sector."

Another investment project is the expansion of an industrial warehouse that is his property and in which he will add 9,019 new square meters; This complex is located in the city of Saltillo, which has been rented by a German company in the automotive sector.

It is estimated that it will generate a NOI of approximately 9.9 million pesos during the twelve months after the acquisition date and the start of the rent payment.

Along with these two operations, Fibra MTY announced the sale of an industrial building with 7,985 square meters of gross profitable area, located in Los Mochis, Sinaloa. The sale price was 70 million pesos.

“With these three transactions, Fibra Mty reaffirms its commitment to continue the growth and purification of the investment property portfolio aimed at increasing cash flow by CBFI, and consolidating the quality of assets, tenants and leases in the main industrial and office markets in our country, "said the firm in the statement.
