Fibra Mty concluded a 2021 acquisition plan for more than 139 million dollars

Fibra Mty announced that it concluded its 2021 acquisition plan, during that period it bought four developments for a total amount of 139.6 million dollars.

All of which will generate a NOI of approximately $ 12.2 million during the 12 months after each of these transactions.

"Fibra Mty has proven to be a solid and resilient investment vehicle thanks to an investment and acquisition strategy in each of its properties that make up its portfolio of properties," commented Jorge Avalos Carpinteyro, General Director of Fibra Mty.

Who also reported that in that year they placed an unsecured bond of 115 million dollars in the public market, in addition to the recent announcement of a syndicated unsecured loan, by three banks, for an amount equivalent to 150 million dollars.

Likewise, Avalos indicated that the Trust has assured growth potential to carry out acquisitions for an amount of up to 100 million dollars, with a particular focus on industrial properties in the northern part of the country.

It should be noted that in 2021 the Trust also sold two non-strategic assets in the cities of Los Mochis, Sinaloa and Monterrey, Nuevo León for a total amount of 225 million pesos.

One of the acquisitions made by the Trust was the Ciénega 3 property occupied by the DHL Supply Chain México division for a total amount of 22.4 million dollars. The property is located in Ciénega de Flores, Nuevo León and has a Gross Profitable Area of 30,087 m2.

The trust also disclosed the anticipated extension of the lease with Whirlpool in the “Filios” portfolio located in Apodaca, Nuevo León.

Both the acquisitions, the anticipated renewal of Whirlpool and the sales of non-strategic assets have allowed the Trust to “increase its income-weighted average lease term from 5.1 years at the end of the third quarter of 2021, to an estimated 5.5 years at the end of 2021 ”.
