Fibra Mty prepares new issuance for 3,450 million pesos

Fibra Mty reported, through a statement, that it is getting ready for a new capital issue for an amount of up to 3,450 million pesos (mdp).

Fibra Mty at the end of 2Q2022 has 60 properties, of which 19 are for office use, 35 industrial and six commercial, having registered at the end of the mentioned period a total of 818,864 m2 of Gross Leasable Area (GLA), thus reporting a occupancy rate of 91.7%.

Their goal is to strengthen their portfolio by taking advantage of the opportunities offered by the industrial market in Mexico, which they believe will continue in the coming years.

“I am excited to point out that at the beginning of June we lifted the confidentiality in relation to a placement […] that we estimate to be finalizing during September”, said Jorge Avalos Carpinteyro, General Director of the Fibra. This would be the fifth time they would go to the capital market, which reflects the confidence of their investors.

"The foregoing will allow us to capitalize on investment opportunities currently in the process of evaluation and negotiation, which at the end of the second quarter exceed five hundred million dollars," the executive explained.

The Fibra indicated that they are in a favorable position to issue additional certificates given the recognition of the investors for the performance they have had,

among which is the best rating in the Corporate Governance criteria in Mexico, according to the results of the 2021 corporate evaluation, carried out by S&P Global.

Additionally, they have proven to have a stabilized, diversified portfolio with a lease term of more than five years, which allows them to offer an outstanding lease in a sustainable and consistent manner over comparable indices, with most of their rents denominated in dollars and adjusted to inflation.

Another advantage has been its positive track record both by issuing CBFIs at a price similar to its book value and by applying the resources in an agile manner.

Its net operating income (ION) was 332.8 million pesos, 22.4% higher than the same quarter of the previous year; its EBITDA for 2T2022 reached 301.5 million pesos, 25.2% above 2T2021.
