Fibra Monterrey plans to invest around 100 million dollars in 2022

Fibra Monterrey will continue making investments to acquire new properties, since it announced that it has the capacity to disburse up to 100 million dollars.

"For this year 2022, Fibra Mty has guaranteed growth potential to execute additional acquisitions for an amount of up to 100 million dollars, with a particular focus on industrial properties in the north of the country," said Jorge Avalos Carpinteyro, general director Fiber Mty.

The investment trust in industrial and office real estate will seek, in the next 12 months, to make acquisitions after having sealed a 2021 with investments of approximately 139.6 million dollars.

With this, its investment plan last year consisted of the purchase of four properties, three corresponding to the office sector and one to the industrial sector.

Together, these new properties will generate a net operating income (NOI) of approximately $12.2 million during the twelve months following each of these transactions.

In a statement, he highlighted that one of the most relevant acquisitions was the purchase of the Ciénega 3 industrial property occupied by the DHL Supply Chain Mexico division, a subsidiary of Deutsche Post DHL Group, for a total amount of 22.4 million dollars. Said warehouse is located in Ciénega de Flores, Nuevo León and has a Gross Leasable Area (GLA) of 30,087 square meters.

“The transaction is strategic for both companies since they establish a long-term relationship that will allow DHL to have potential future access to institutional capital for its real estate operation in Mexico, and on the other hand, it will allow Fibra Mty to strengthen the generation of cash flow with the leading global company in the logistics sector,” the statement read.

Fibra Mty has proven to be a solid and resilient investment vehicle thanks to an investment and acquisition strategy in each of its properties that make up its property portfolio.

Additionally, Fibra Mty extended in advance the lease with Whirlpool in the “Filios” portfolio located in Apodaca, Nuevo León, which represented approximately 20% of the annual gross income at the time of said extension, with a new expiration date in December 2031.

The set of acquisitions, the early renewal of Whirlpool and the sale of non-strategic assets have allowed Fibra Mty to increase its income-weighted average lease term (WALT) of 5.1 years at the end of the third quarter of 2021, to 5.5 years estimated at the end of 2021.
