Fibra Macquarie will expand industrial portfolio in Apodaca and Mexico City

Fibra Macquarie plans the construction of three developments in the industrial segment in the cities of Apodaca, Nuevo León and in the metropolitan area of Mexico City, respectively, which will add more than 1.6 million square feet to its current portfolio of properties. .

According to information from the real estate investment trust in the industrial and commercial sector, the project in the state of Nuevo León will be executed on a 20.6 hectare site, in which it will develop more than 900 thousand square feet of Gross Profitable Area (ABA ), which will be leased to companies in the industrial sector.

Its plans include the start of construction of the first building in the first half of this year.

According to Solili, of the nine industrial corridors that make up the city of Monterrey, Apodaca stands out for having a little more than 40% of industrial inventories.

The demand during the first two months of the year, mostly speculative, was concentrated at 45% on the Apodaca corridor, which reinforces the selection of this area where services converge, connectivity with equidistance to the main industrial corridors in Monterrey.

Additionally, it continues with the pre-construction of a project located in the Metropolitan Area of Mexico City (ZMCDMX) that comprises more than 700 thousand square feet of industrial logistics ABA, and anticipates that construction will begin in the first half of 2021.

According to the Solili real estate platform, in the metropolitan area of Mexico City there are 16,130,370 square meters of inventory in the industrial market, of which 830,404 square meters are vacant.
Until March 2021, the monthly rental price per square meter in this market is 5.4 dollars on average.

Similarly, Solili currently has the registry of 544 thousand 353 square meters that are under construction.
