Fibra HD reports higher industrial and commercial occupation of its portfolio

Despite the fact that Fibra HD reported a drop in its income of -13.4%, as well as a decrease of -32.1% compared to the NOI, during the fourth quarter of 2020 it reported significant progress in the commercialization of the portfolio, signing 15 contracts In addition, the load factor closed at 90.5%, which although it is lower in its annual comparison, implies a sequential recovery compared to the 89.5% reported in 3Q20.

The fall in income was the result of the pandemic and measures to mitigate its effects, among which the discount policies and the recognition of bad debts due to negotiations with tenants stand out.

The quarterly improvement is due to the fact that 3,886 square meters were rented in Plaza Lomas Verdes, increasing from 24% to 94% occupancy.

The load factor in commercial properties is 88.6%, in industrial properties 92.2%, in educational properties 100% and in offices 72.3%; the latter reflects the largest drop with a decrease of 12.6 percentage points year over year.

Fibra HD, which has a portfolio of 41 properties and a total GLA of 309 thousand 833 square meters, indicated that regarding the behavior of average rents per square meter, industrial and educational properties were better annually, commercial rents remained stable and office income registered declines.
