Developers explore new areas north of Mexico City due to land shortage

At the end of the first quarter, Mexico City ranked second in gross domestic industry demand with 270,000 square meters, just below Monterrey. The logistics and electronic lines occupy a large part of the gross absorption in recent quarters, which continued during 1Q 2022.

To the north of the city, the Tepotzotlán y Atizapán submarkets managed to concentrate more than three quarters of the demand for the first quarter of 2022, a sign of the high desirability of tenants in this area.

During 1Q 2022, the demand concentrated in the CTT (Cuautitlán, Tultitlán y Tepotzotlán) continued to show its advantage due to the availability of infrastructure that companies need in the face of the reorganization of supply chains and strategies to reach the final consumer. For this reason, parcel, courier, electronic commerce, wholesale and retail operations accounted for gross absorption in the quarter.

However, the scarcity of land with infrastructure and services has been a constant in the corridors of the CTT zone in recent quarters, so developers are already exploring the purchase of land reserves to the north of the Tepotzotlán corridor, proof of this is that during the first quarter of the year the construction of a new park began in an area that traditionally had no industrial development.

With this trend, we could be reporting that distant corridors and with less interest for developers until a few years ago, such as Zumpango and Huehuetoca, will report an increase in interest, since in this area where there is a greater land reserve, so in the near future they could begin to join the stain of industrial development.

As an example, at the end of the first quarter of the year, these two corridors, which have just over 60 industrial buildings, only have almost 30,000 square meters, which is equivalent to less than 4% of vacant spaces.

Another trigger for the industrial development of the northern area is the recently inaugurated Felipe Ángeles International Airport (AIFA), which will generate an increase in port, industrial and commercial activities for areas such as Zumpango, Ecatepec, Teoloyucan, Tizayuca and Tecámac, in addition to the more CTT defendants.

Although the travel distances are greater than that of the city's main airport, access and connection to the area will receive greater attention from the authorities since they have a significant inventory of land available for housing and industrial uses, which they are strengthened by having nearby the sources of sustenance and income of the population that will settle there.
