The manufacturing, automotive and retail sectors continued to drive the demand for industrial spaces in Monterrey and it is expected that this will continue in the following months, in accordance with estimates at the national level, Solili reported in its latest market study.

During the month in question, the gross demand in the Monterrey metropolitan area was 56 thousand square meters, at the national level it was 354 thousand square meters for a total of 804 thousand square meters for the period April-May.

Solili's estimate is that for the second quarter the national figures will be higher and report increases between 10 and 15 percent.

"At the end of May, the figures for the main indicators reveal the price picture for the first half of the year, as a prelude to the electoral process (...) the capital invested in our country will be influenced not only by the results of the elections. , but rather to the inclination that the current government sets to guarantee the security of investments ”, said Solili.

He explained that one of the fundamental factors that help to balance the behavior of investments in the country is the performance of the United States economy, which its president Joe Biden seeks to encourage with the injection of more than 6 billion dollars in infrastructure and social reconstruction works.

The Solili report refers that the new industrial supply, that is, what went from construction to existing inventory was almost 123 thousand square meters nationwide, almost 80 percent of it is in Monterrey, Querétaro and Ciudad Juárez.

In the capital of TijuanaCiudad de México and Guadalajara, during the fifth month of the year the construction of speculative projects predominated.

Regarding unemployment, which at the national level went from 45 thousand square meters in April to 200 thousand square meters in May, Monterrey, Tijuana and Guadalajara achieved positive net demands, which guarantees the same trend towards good results for the closing of the second trimester.
