Speculative spaces the bet of the industrial sector

The industrial sector still maintains the high demand for spaces that began in 2020, as a result of the increase in e-commerce and manufacturing, logistics and distribution services.

According to Solili, from January to August 2021, the national industrial demand was 4.1 million square meters, which exceeds the accumulated figures of the first three quarters of 2020, not counting the results of the last quarter of the current year.

Situation confirmed by Bruno Martínez, CEO of Alveo Kapital, who detailed in an interview for Inmobiliare, that in the case of Jalisco, vacancy rates are very low, since various companies seek to establish their operations in the entity.

The manager pointed out that in Guadalajara demand is dictated by supply, that is, warehouse that is built, warehouse that is rented and with market changes the balance leaned towards speculative buildings instead of custom projects or BTS , says Martínez.

He also commented that at the national level, the indices are similar, such is the case of the main markets such as Tijuana, Juárez, Monterrey, CDMX and the State of Mexico.

Taking into account the above, one of the main strategies that Alveo Kapital has decided to follow is speculative development, in view of the high demand for industrial spaces in the region.

Other more sophisticated instruments such as CKD's, the stock market, tend to slow down the process and therefore relied on financially strong institutional investors who understand the market and the future outlook.

For Bruno Martínez, the attraction of foreign investment for the industrial sector depends on several factors, among which are: the increase in logistics focused on e-commerce, nearshoring and the natural growth of the market in Mexico.

Regarding the expectations for the sector towards 2022, the CEO of Alveo Kapital, mentioned that, with the figures reported by the entity during this year, a record in absorption was broken, since only in the first quarter it was of the order of 200 thousand square meters.
