Large office users are changing the way they use spaces to make them more collaborative and free to use, explained the deputy general director of Fibra Uno (Funo), Gonzalo Robina. For this reason, the offices are including new distributions where people do not have a fixed place of work, rather work stations are being installed so that users or collaborators can arrive and connect freely to work.

"The trend is that something hybrid is going to remain, while large office users are changing the way they use spaces, but they are back and there are new layouts within offices where people do not have a fixed place to work, they are stations where they arrive and connect, he described.

However, Gonzalo Robina considered that this is the most "challenging" and complicated real estate segment in his portfolio. Therefore, he predicted that there would be an increase in occupations in the next 18 months, but not necessarily an increase in rental prices.

Although he said that, depending on the type of business and size of the company, the return of people to their offices is clearly being observed, which is reflected in the occupation of the buildings.

"What we are observing is that the workers of large companies are returning to their offices, obviously there are exceptions depending on the type of business and size of the company, but we already clearly see the return of people to their offices, we are seeing it reflected in the occupation of the buildings", he commented.

Fibra Uno has a total portfolio of 638 properties with 11.2 million square meters of gross rentable space; of this amount, just over 1.1 million square meters correspond to office buildings, reporting a total of 90 properties.
