Industrial land is scarce in premium areas of Mexico City and Monterrey

Monterrey and Mexico City have been at the forefront of industrial demand, from January to April 2022, maintaining the first and second position at the national level.

During the quarter, Monterrey rose with 623 thousand square meters of demand for industrial space, while Mexico City seconded it with 293 thousand square meters.

In both markets, the logistics component has played an important role in the growth of demand, based on industrialization and a strong focus on consumption, supported by the proximity to the main expressways, highways, airports and railway networks.

When we analyze the disposition of the demand in the country's capital during the first quarter of 2022, we observe that the northern submarkets such as Tepotzotlán, Cuautitlán y Tultitlán grouped 61% of the demand, and Toluca added another 21%.

The scarcity of land with services on the northwestern margin of the Internal Circuit has caused demand to shift in recent quarters to the northwestern part of the city, and towards Toluca.

Cases like Vallejo have been mobilized by the timely transformation of some buildings that were showing obsolescence and that have boosted the demand for last-mile stores, closer to the city center.

In the case of Monterrey, the Apodaca submarket managed during 2021 to focus a large part of the demand due to the presence of important Class A industrial parks equipped with services and infrastructure, as well as the proximity to the airport, allowing it to group together 41% of the industrial inventories of the city.

During the first quarter of 2022, the submarket that stands out is Salinas Victoria, located to the north of the city, managing to displace Apodaca

An example of endowment of land with industrial infrastructure and expansion potential is Interpuerto Monterrey with an area that covers 1,443 hectares that has infrastructure and services, which allows them to offer from the ground, through the tailor-made project or BTS or the rental of industrial space already conditioned and ready to operate.

The authorities and developers of both Mexico City and Monterrey face the challenge of visualizing the growth potential of their entities in the medium and long term to plan the provision of both residential and industrial services to achieve a harmonious development of their markets.

Location, infrastructure, permitting and administration are key factors that determine the success of well-planned industrial parks.
