Companies return to offices with new measures and adjustments in their spaces

The month of September marked an important point in terms of the return to offices and study centers when the school year began in Mexico. For families who had to adapt their routines as a result of the pandemic, this situation could once again be an opportunity or a threat, both for companies and employees.

Companies have already had enough time to validate their operations and define whether to continue with a mainly face-to-face model, or to establish the hybrid model that combines the flexibility of part of the staff attending the office or part from home.

Models also coexist such as the 4-day work week or the possibility of working part in person and part remotely, which will determine what works for each company and how the worker reacts to these new modalities.

Since October 18 in Mexico City, advances in vaccination have favored the green traffic light to be in force, allowing a capacity of 50% in public places in the capital, although offices and work centers maintain close to 70% of the capacity to give compliance with the rules of healthy distance.

Large companies have already delivered between 2020 and so far in 2021 spaces that they considered they do not need, which is why unemployment rose with significant values in the second quarter of 2000 and so far in 2021.

However, unemployment has been adjusting downwards mainly in the second and third quarters of the year, although net demand is still negative, especially in Mexico City.

Similarly, the demand that had been showing very conservative figures aims to close the third quarter with a figure slightly higher than that of the end of 2Q 2021.

In Monterrey, the situation is on the way to recovery since in 1Q 2021 and 2Q 2021 the gross demand was 10 and 18 thousand square meters, respectively, and only between July and August it already accumulated 14.3 thousand square meters.

The spaces have undergone transformations with an inclination towards multipurpose offices with the incorporation of more common areas for connectivity zones and other private spaces of shared use that allow the individual development of the task, with the guarantee of health guidelines.

Regarding the measures, compliance with hygiene and healthy distance protocols, support for family care, adequate management in cases of contagion and the certification that companies comply with regulations are aligned in favor of the tranquility of the collaborators for the return to the work centers.

Undoubtedly, workers who have already experienced another way of working for more than a year value self-management of their time, a better balance between personal and work life, with demands for shorter face-to-face hours and on the side of the company there are demands They thrive as long as productivity and timely response to previously agreed requirements are guaranteed.

Hand in hand with technology, a large part of the activities can allow the expectations of both parties, companies and collaborators to be aligned, where the challenges are the organizational and regulatory adaptation that will make the difference between those companies that advance towards a healthy and mature format of the employment relationship.
