Companies bet on Guanajuato seeking to catapult itself as an international benchmark

So far from January to September, the Bajío region, made up of Guanajuato, Querétaro, San Luis Potosí and Aguascalientes, has managed to concentrate about 823 thousand square meters of gross demand, which represents 17% of the national total.

Guanajuato totaled a gross absorption of 80,769 square meters in 3Q 2021, which represents an increase of 47% compared to the same period in 2020.

Although Guanajuato is characterized by concentrating the demand in made-to-measure spaces (BTS), the spaces occupied during this quarter were entirely speculative. Silao-León and Irapuato-Abasolo were the most active runners.

Regarding the lines that dominate demand, Guanajuato remains the most dynamic automotive cluster in Latin America, where the entity manages to place itself in first place in automotive investments with 12 new investment projects, as indicated in the recent 3Q 2021 Automotive Investment report issued by Automotive Cluster.

Additionally, during 3Q 2021 the entity managed to reflect the fruits of the internationalization effort carried out by its authorities with the 2021 Investment Attraction Tour carried out by Europe.

As a result of this initiative, investments of more than 446 million dollars were made, originating from visits made to Switzerland, Italy, France, Austria and Germany, to visit various companies.

ZKW Group, Le Belier, ITT Motion Technologies are part of the companies that will carry out investments in the entity and that we will see reflected in the remainder of 2021 and 2022.

In mid-October another American company, Kohler, will set up shop in San Luis de La Paz in Guanajuato, where they will have one of the most important plants in the world.

The company with more than 30 years of investment in Mexico leads the production and design of kitchen furniture, bathrooms and decorative products, and successfully ventures into businesses such as energy, hospitals and real estate.

During the quarter, 47,910 square meters also began construction and only one property located in the Irapuato-Abasolo submarket was delivered, which became part of the inventory.

Guanajuato is characterized by having high volumes of construction, both for speculative projects such as BTS, and which are currently advancing in various construction phases, totaling 277 thousand square meters under construction.

This constructive activity takes place in the environment of a high vacancy rate, which exceeds 8%, the highest at the national level but which has been adjusting downwards since the peak reached in March 2021.

This average rate indicates areas such as Salamanca and Valle Santiago with very high vacancies, while the corridors Irapuato-Abasolo, San Miguel Allende-Valle de Santiago and Silao-León present more reasoned figures according to the national average.

One factor that will be decisive for the future is investment in infrastructure, such as that announced with the construction of the second port in Celaya, which will serve to trigger the attraction of investment in the Laja-Bajío region, where Ferromex and Kansas City will increase the number of railways. .

Currently, the Inland Port of Silao with an area of just over 1,277 hectares attracts nearly 4 billion dollars in investment, being the most dynamic and logistically recognized port in Mexico and Latin America.

To complement it, the second port is conceptualized as an intermodal port on an area of approximately 500 hectares.

Another important effort recently carried out by private initiative between October 6 and 8 was the Hannover Messe ITT, which completed its third consecutive year and from which we will see part of its agreements reflected in the remainder of 2021 and 2022.

The state that exports close to 24 billion dollars, just below the border states, faces the challenge of materializing the allocation of more national resources to the entity in order to continue advancing in its strategy of economic detonation.
