Entrepreneurs estimate an increase in housing development in industrial zones

Although the Covid-19 pandemic reconfigured the needs of the country's cities, one of the positive effects is that industrial cities will suffer a real estate boom, said Ricardo Succar, Sales Director of Grupo Innova, a company with more than 30 years of experience in real estate projects.

The specialist explained to El Economista that due to a series of analyzes, they estimate that the construction of sustainable vertical housing will increase in industrial cities, especially those located in the Bajío.

He recalled that during this health emergency, industrial activities have registered better behaviors; For this reason, the states of the country with these vocations see that their economies are resisting the crisis and are even growing.

The states that make up the Bajío, especially Guanajuato and its industrial cities, register better industrial dynamics, since more investments have arrived and companies are opening, this, in turn, impacts all sectors, such as real estate with vertical dwellings.

Among the reasons why vertical housing would present a greater demand, he specified that the growth of industrial activities implies more hiring of personnel, therefore spaces will be needed where the workforce can live.

Vertical homes can house a larger number of the population without having to alter the green spaces, in addition to the fact that this type of property has areas adapted to carry out work at home, such as the home office.

"The development of vertical housing is linked to industrial economic growth, this economic growth is also supporting the automotive and aerospace industries and the entire value chain that comes behind them," said the specialist.

“More hiring is coming for industrial cities and therefore, the demand for housing is going to increase. In addition, people need smart spaces that adapt to new needs. Cinemas, cafeterias, gyms can be housed in vertical homes, this also helps in times when people do not want to or cannot leave their homes ”, he added.

One of the cities that is beginning to show accelerated development is León, Guanajuato, where there is an opportunity to better plan the urban landscape.

For this, the manager recalled that according to the latest report from the municipality of León, its urban area is made up of 22,000 hectares, among which there are about 6,600 hectares of vacant lots and around 50 vertical housing projects have been registered.
