For decades, the housing discussion in Mexico focused on access to a first home for young families; however, the rapid aging of the population necessitates the development of homes that allow older adults to maintain their independence and access specialized services.

According to estimates by the National Population Council (Conapo), the older adult segment reached 17.1 million people in 2025, representing 12.8% of the population. By 2070, it is projected that one in three Mexicans will be 60 years of age or older.

Despite this demographic shift, the real estate market remains focused on housing for young families and first-time homebuyers. Furthermore, newer generations are having fewer children or choosing not to start families, thereby reducing the likelihood that older adults will rely on their descendants for care in their later years.
